Here are a few easy enhancements that you can do yourself:

  • Fresh interior paint. Utilize light beige, taupe and soft whites. Avoid dark colors.
  • Remove wallpaper and glued-on borders. Some wallpaper can be painted over.
  • Replace old light fixtures. Utilize brushed nickel or oil-rubbed bronze finishes.
  • Replace old bathroom fixtures, including faucets. Utilize same finishes as above.
  • Add some fresh landscaping. Pay attention to the front and entry areas.
  • Stage the property. Your Bettersworth Realty agent can help with this.

Here are a few medium-priced enhancements:

  • Replace old flooring. This is not too expensive and can be paid for after closing.
  • Paint the exterior. Price is dependent on the home. It can be paid for after closing.
  • Replace countertops. Price is dependent on material. It can be financed.
  • Remove “popcorn” ceiling. You can remove it, but a professional should finish the job.

Here are a few upper-priced enhancements:

  • Replace the roof. Depending on the size and material, this is often not too expensive. Some companies offer payment terms.
  • Replace the air conditioning system. If it is more than10 years old you should consider replacement.
  • Remodel the kitchen. This can be expensive, but can often pay for itself.
  • Complete remodel. If the market dictates it, this can be very profitable.

Before you do anything to enhance your property before putting it up for sale, be sure you have a good understanding of the real estate market in your neighborhood and know the styles and trends buyers are looking for.  Over-spending on or poor choices of enhancements can actually cost you money.
